Chinese Elm pale spots on leaves before dropping was created by offtheplanet

Apologies if this has?already been addressed:
I have a Chinese Elm Tree. Last year, I kept it indoors on a sunny window sill. It was ok but kept dropping leaves
They looked healthy and then got pale spots and eventually, most?fell off. (But always new growth replaced them)
This year, I put the Elm outside in a partly shady position. It cheered up for a while and then it happened again.
I have brought it in again as it looked to be struggling?to get any new growth.?
I cut it back a little to remove thin, straggling branches. There are lots of new buds, but the leaves are exactly the same as before.
It puts out good growth and then the leaves get the pale spots and fall off.?
I'm in the UK and currently, it's Autumn, sunny but very cold.?
The Elm looks happy in its sunny windowsill position - until the leaves do their thing
