Chinese Elm dying

Hello, forum!
This is my first time posting. I have an issue with my Chinese elm bonsai. I have had it for about a year now. It grows indoors since I live in a big city and have no chance to move it outdoors even in the summer. I water and fertilize it regularly using not-so-high dosages. It is placed?near the south-facing and gets the most sunlight as it can indoors.
So the issue is the dying leaves (in the photos below). It started several months ago. New leaves are sprouting and look healthy, but eventually, when, they mature, they show similar symptoms and die.??

Indoor keeping is your issue. Chinese elms are temperate decidious trees. Dormancy is crucial. Sometimes they can survive skipping one dormancy, but rarelly two.
If you care for the tree and do not have any space outdoors, give it away to someone that have.

Dormancy was not the issues, I?think. During autumn and winter months I place it under lamps on balcony which has 8-12 degrees centigrade temperature. Moreover, right after the dormancy it was flourishing, tonnes of new leaves.

Why the lamps in winter? The tree should lose all leaves if it is cold enough, which sounds as if it is not. It would be better off on the balcony all year than inside.

It is not indoors that is the problem. It is livingroom conditions. Unfortunattely people think it is the same. Indoor malsai producers do not grow trees in livingroom conditions. They grow them indoor in a greenhouse with minimum heating costs.
To keep the tree on the balcony all year is a very good idea. Lower the temperature out there is even better. No use for grow lights on a dormant decidious tree.

The problem is, it is even hotter on the balcony in the summer than in the room))?
Are there any suggestions on what to do besides giving it to someone else (which obviously I would not do, that's why I posted in the first place)?
P.S. This tree lost all the leaves in winter, grow lights are for other plants, just provided info

I like to keep my elms on the top shelf in my greenhouse in summer. Maximum light and maximum heat. They just love it as long as I can keep up with watering.
I read that your tree lost its leafs in 10-15 c last winter? That is when your issues started. My trees needs to go well below -5 for a prolonged?time before they shed. Shedding at 10c is not normal authum leaf shedding, it is a stress reaction. Maybe it shed because of a sudden increase in light? Maybe you forgot watering??
