Yellow dying leaves

Hi!
I have had my Chinese elm for around 2 months. The first attached image is it 1 month ago. Since then it has begun losing leaves daily (20-30 or so) these leaves are yellowish and often covered with black parts. I have tried a pesticide and rose clear and nothing has helped.
Any advice I really don’t want this to die.

Its' really simple: your tree is dying because it is inside. Place it outside, first in the shade and then gradually into the sun and it will do much better. And yes, i know it was sold as an "indoor " tree. There is not one tree in the entire world that lives naturally indoors, so indoor trees do not exist
