The stuff on its leaves can be normal; mechanical damage, age, sunburn, frost.
Could be also some fungi. Use a fungicide (read the label first) if you think it needs it.
As for the wet lower trunk it looks wet because it IS wet. Try to adjust your watering so the soils dries a little between waterings.
